3149 Washington St. was a down-to-the-studs renovation of two somewhat equal flats. The clients desired a larger main unit with the 2nd unit being an Au Pair suite.
This was accomplished while complying with the SF Planning Department's highly restrictive codes regarding two-unit buildings. Every square inch of wall and molding was rebuilt, including every mechanical element and all-electric systems. This is truly a 21st century home in a beautifully restored beaux arts Edwardian.
